Home Evaluation and Pricing
Team Reach will conduct a thorough visit to your property, providing you with a detailed CMA (Comparative Market Analysis). Determining the appropriate price for your home is one of the most critical steps in the selling process. Effective pricing today necessitates a blend of market knowledge, a thorough analysis of comparable properties, historical sales data, and a touch of practical intuition. Establishing the correct listing price from the outset will lead to increased visibility, a greater number of showings, more offers, and ultimately, the highest possible sale price for your home. While setting a list price can be challenging, it is an essential step in the selling process.

Preparing Your Home for Sale
Conducting a ‘Walk Through” of your property.
Evaluate it from the viewpoints of both potential buyers and inspectors. Document all items that require repair or replacement.

Exterior:

  • Is a fresh coat of paint needed?
  • For homes with yards: Is the lawn and landscaping well-maintained and visually appealing?
  • For condominiums: Is the front door and balcony inviting?
  • Are the windows and doors in good condition and visually appealing?
  • Are the roof and gutters well-maintained?
  • Is the grass neatly mowed, hedges trimmed, leaves cleared away, and toys stored properly?


Interior:

  • Evaluate the condition of the interior paints and finishes.
  • Examine the appliances to ensure they are in good working order and relatively new.
  • Assess the plumbing and electrical systems for functionality and overall condition.
  • Check the cleanliness and condition of carpets or other floor coverings.
  • Inspect the sealants around sinks, showers, tubs, and windows for integrity.
  • Ensure that all light fixtures are operational and that each room is well-lit, as this will prevent potential buyers from suspecting any issues.


Marketing

The first step is to list your property on the Multiple Listing Service (MLS). Your realtor will then initiate marketing efforts through various channels, both digital and traditional, and notify other REALTORS’® representing buyers about your property’s availability. Prior to listing, Team Reach will ensure that professional photographs, videos, floor plans, and custom design feature sheets are prepared, at a minimum.

On the Market
Upon the completion of the marketing materials, and listing your property on the MLS, Team Reach will then promote it through our social media channels as well as within our network of real estate professionals.

Communication/Feedback
Once your property is listed, maintaining consistent communication regarding showings and feedback is essential. Our team prioritizes effective communication and strives to keep open lines between us and our clients.

Offers
We will assist you throughout the offer process, guiding you through negotiations to secure the best possible price for your property. Once an offer is accepted, we ensure that any questions arising during the subject period are addressed promptly and with attention to detail.

Organization
We will facilitate coordination with your attorney and financial institution to ensure that all necessary documents are prepared prior to closing. Additionally, we can assist you in locating reliable professionals for any last-minute repairs or cleaning services, ensuring a seamless transition.

Closing
On the day of closing, we will assist you with the transfer of keys and ensure that all aspects proceed as intended.
